When you view a home on the market that you really want, you can hardly wait to be handed the keys. It's time to place an offer and work with a Pro by your side.
The first step is preparing the offer. This is the document we present to the seller that basically states the price you’re offering, financing, contingencies, requests and conditions.
Price is the first thing a seller will see. The price we go in with is critical to making the best first impression. You want it to reflect the true market value of the property and be a competitive offer. This way the seller will take your offer seriously. Careful, you don’t want to go in too high and risk overpaying for the home.
We meet with you to review the market, prepare a winning offer and get you the property at an acceptable price.
What happens with an offer?
When you're ready to make an offer on a home:
We’ll help you arrive at a price that has the best chance of being accepted by the seller, without over-paying for the home.
We'll plan the best way to present any offer conditions, such as passing a professional home inspection.
Preparation of the necessary documents so they know we're ready and then to properly present your offer to the seller and his or her real estate agent.
If the offer isn’t accepted, or if the seller makes a counter-offer, we will discuss what did and did not work with the seller’s agent, skillfully negotiating on your behalf to make a deal.
When we arrive to an accepted offer, we’ll help lead you through clearing conditions, help facilitate the needs of your lender thru closing the transaction and onto the big Congratulations!
