When selling your house, there are few things more exciting than receiving an offer from a buyer. This means someone is interested in your property and has prepared a formal offer to buy it.
An offer is a legal document that shows the price the buyer is proposing to pay, which may or may not be the same as your listing or asking price. An offer may include other details, such as the estimated time to closing, and may also include one or more conditions; For example “conditional on the property passing a home inspection.”
We review offers with you to help you understand each detail and help to ensure there are no potential problems that might prevent the sale from reaching closing.
This can get complicated when there are multiple offers. Therefore with each received offer we:
Review the offer with you and explain everything clearly.
Give you my professional assessment as to the quality of the offer. If there are things that concern me or require additional insight.
Advise you on your options to accept the offer, reject the offer, or make a counter-offer. If you do present a counter offer, we'll help you prepare it so that we can reach our goal.
Negotiate with the buyer or their agent on your behalf.
Prepare all the necessary documents for your attorney, and work closely with the buyer, their lender and his or her agent.
Having a team help with the proper timing and response to each offer you receive will help make sure the transaction goes through smoothly to closing.
